What Can NRIs Buy in India?

Under FEMA (Foreign Exchange Management Act) regulations, NRIs and PIOs (Persons of Indian Origin) can freely purchase residential and commercial properties in India. There are no restrictions on the number of properties an NRI can own. The only exceptions are agricultural land, farmhouses and plantation property — these can only be acquired through inheritance or gift from a resident Indian.

How to Fund Your Property Purchase as an NRI?

NRIs can fund Indian real estate purchases through three primary channels: remittances from overseas bank accounts to NRE (Non-Resident External) or NRO (Non-Resident Ordinary) accounts, home loans from Indian banks and HFCs (HDFC, SBI, ICICI and Axis Bank all offer dedicated NRI home loan products), or existing funds in NRE/NRO savings accounts.
